Buying pre-construction on the north coast

Most new projects on the north coast are in Cabarete, Puerto Plata and the Playa Dorada resort, with prices on our current listings from about $170,000 for a city condo to more than $900,000 at the top end. Payment schedules and completion dates vary by developer, and those terms matter as much as the price.

Pre-construction in the DR can be a good deal or an expensive lesson, and the difference is usually the developer, not the brochure. There is no MLS here, so we compare every project against finished units nearby and tell you straight when the numbers don’t work.

Why buy with Your DR Broker

Questions buyers ask

Yes. Foreign buyers can own property in the Dominican Republic with the same ownership rights as Dominican citizens. You don’t need residency or a local partner, and you can buy in your own name or through a company. We recommend an independent Dominican real estate attorney review every purchase agreement and do title due diligence before you sign. We can introduce you to attorneys our clients have used.

It varies by developer and project. Most pre-construction purchases start with a small reservation fee of $5,000 or $10,000 to hold the unit. A larger deposit is due when you sign the purchase agreement. Further payments are usually spread over the construction period, and the balance is due on delivery. We’ll give you the exact payment schedule for any project you’re considering, so you can compare structures side by side before you commit.

The north coast is our specialty: Puerto Plata, Playa Dorada, Sosúa, Cabarete and Punta Bergantín. We live and work here, and we know the developers, the neighbourhoods and the track records firsthand. That local depth is what we bring to every client. Tell us what you’re looking for, and we’ll show you the north-coast projects that fit.

Yes, and we recommend it. Before you arrive, we shortlist the projects that match your budget and goals and book the site visits. Then we build an itinerary so you can tour several developments in a few days. Puerto Plata International Airport (POP) puts you minutes from most of them. You fly home with real comparisons instead of brochures.

Start with a short call. Tell us how you plan to use the property: vacation home, rental investment or relocation. Tell us your budget and your timeline. From there, we’ll shortlist the projects that fit, explain how buying works here, and map out next steps. No pressure, no obligation.
