Living and Buying Real Estate on the Dominican Republic's North Coast
The North Coast of the Dominican Republic is the Atlantic side of the island: a stretch of beaches, bays, mountains and towns that runs east from Puerto Plata through Sosúa and Cabarete toward Río San Juan and the Samaná Peninsula. For real estate buyers, it offers something the resort strips in the east don’t: real towns with year-round services, a choice of lifestyles within a short drive, and its own international airport. Most buyers focus on four places within about 25 minutes of each other: Puerto Plata, Playa Dorada, Sosúa and Cabarete. Each has its own character, and the right one depends on how you plan to spend your days.
Why buyers choose the North Coast
Easy access. Gregorio Luperón International Airport (POP) sits between Puerto Plata and Sosúa, with direct flights from Canada, the US and Europe. Sosúa is about 10 minutes away, Puerto Plata about 20 and Cabarete about 25. Santiago’s Cibao International Airport (STI) is a second option, a little over an hour inland.
More than 100 km of coastline. The coast mixes calm, reef-protected bays such as Sosúa Bay and Playa Dorada with Atlantic surf beaches like Playa Encuentro, plus quieter coves further east. Behind the coast, the Cordillera Septentrional mountains bring rivers, caves and waterfalls, including the 27 Waterfalls of Damajagua.
History and culture. Puerto Plata has one of the Caribbean’s largest collections of 19th-century Victorian-style buildings, the 16th-century Fortaleza San Felipe and the Amber Museum. Sosúa’s Jewish Museum tells the story of refugees who settled there in the 1940s. Columbus’s La Isabela settlement lies further west.
A town for every lifestyle. City services and history in Puerto Plata. A gated golf and beach resort community at Playa Dorada. A calm swimming bay and the widest choice of homes in Sosúa. Kitesurfing, surfing and beach dining in Cabarete.
North Coast real estate at a glance
The North Coast offers a broader mix of property than most Caribbean markets:
- Condos and penthouses in Sosúa’s El Batey, along Cabarete Bay and in Playa Dorada’s beachfront towers
- Villas in gated communities such as Sea Horse Ranch, Sosúa Ocean Village and Casa Linda, between Sosúa and Cabarete
- Pre-construction projects with staged payment plans, many in Cabarete and on the Sosúa–Cabarete corridor
- Building lots and development land, from small residential lots in Sosúa to larger parcels near Puerto Plata
- Beachfront homes and condos, concentrated on Cabarete Bay and at Playa Dorada
Foreign buyers can purchase in their own name, with the same ownership rights as Dominican citizens.
Some tourism projects hold CONFOTUR approval under Law 158-01, which can exempt buyers from the 3% transfer tax and from annual property tax for a set period. Approval is project by project, so confirm it with your lawyer before you buy.
Living on the North Coast
Daily life here is relaxed but practical. Supermarkets, pharmacies, banks and private clinics are spread across the towns. Fiber internet from Claro and Altice is widely available, and Starlink covers the gaps, which suits remote workers. Private hospitals in Puerto Plata handle most needs, with Santiago about an hour and a half away for complex care.
The climate is warm year-round, with temperatures generally between the mid-20s and low 30s Celsius and steady trade winds. Hurricane season runs from June to November.
