Playa Dorada, Puerto Plata: Lifestyle and Real Estate Guide
Playa Dorada, the “Golden Beach,” is a gated resort community on the Dominican Republic’s North Coast, about 10 minutes east of downtown Puerto Plata. Developed in the 1980s as one of the country’s first planned resort areas, it combines a reef-sheltered beach, an 18-hole Robert Trent Jones golf course and beachfront condos, all inside a controlled-access complex.
Life at Playa Dorada
Playa Dorada’s beach is a long curve of golden sand, sheltered by a reef offshore that keeps the water calm for swimming. The beach has benefited from a restoration project, and palm-lined walkways run behind it. Water sports include jet skis, parasailing, sailing and fishing, and snorkelling and diving trips leave from nearby.
The Playa Dorada Golf Course, designed by Robert Trent Jones, runs behind the hotels. It’s one of the North Coast’s best-known courses.
The complex is gated, with controlled entrances. Resorts, condo buildings, restaurants and bars line the beach, and many hotels are all-inclusive. For residents, that means a resort setting with security, landscaped grounds and amenities close at hand.
The best of both worlds
Playa Dorada’s location is its biggest advantage. Downtown Puerto Plata, with the Malecón, the Victorian historic centre, supermarkets, banks and private hospitals, is about 10 minutes away. Gregorio Luperón International Airport is about 15 minutes away.
Nearby attractions include:
- Fortaleza San Felipe and the Amber Museum in the historic centre
- Mount Isabel de Torres, with its botanical garden and summit views
- Ocean World Adventure Park and marina in Cofresí, about 15 minutes west
- The 27 Waterfalls of Damajagua, about 40 minutes inland
- Sosúa, about 20 minutes east, and Cabarete, about 30 to 35 minutes east
The Amber Cove and Taíno Bay cruise terminals are also close, so the area has well-developed tourism services.
Real estate in Playa Dorada
Playa Dorada’s property is concentrated in a small, well-defined area, which makes it a distinct choice
for beachfront and golf-course living:
- Beachfront condos in resort-style towers and residences such as XANADU Resort & Residences
and Fortunity Beach Tower, often with pools, gyms and on-site management - Penthouses with ocean and mountain views
- Golf-course homes and condos overlooking the Robert Trent Jones course
- Resort residences within or beside hotel properties, sometimes with rental programs
Because so much of the beachfront is held by hotels and existing complexes, new beachfront supply is limited, and only a handful of units may be for sale at any given time. Register your criteria early so you hear about new listings first.
What to check before you buy
- HOA and complex fees: Ask what’s included, such as security, beach maintenance, pools and backup power.
- Rental rules: Some buildings run rental programs and others restrict short-term rentals. Get the rules in writing.
- CONFOTUR status: Some projects hold tourism tax incentives under Law 158-01. Confirm the approval for the specific building.
- Title and survey: Have an independent Dominican lawyer confirm the Certificate of Title before you sign.
- Insurance and upkeep: Oceanfront buildings face salt air and storms, so ask about building maintenance and insurance costs.
