Our beachfront checklist

On the beach, the asking price is only half the story.

1

Distance from the water

Where the building sits relative to the shoreline, and how the beach has changed.

2

Build quality

Construction, windows and insurance cost for an oceanfront building.

3

Rental rules

Which buildings allow short-term rentals and which restrict them.

4

Real comparables

Recent sales of similar oceanfront units, not just asking prices.

Beachfront property on the north coast

Most beachfront inventory on the north coast sits in two places: Cabarete’s bay, from Kite Beach to Playa Encuentro, and the beachfront condos of the gated Playa Dorada resort near Puerto Plata. Current listings run from $349,000 for a one-bedroom golfand-beach apartment to $2,990,000 for an oceanfront hotel with an owner’s residence.

Condo fees, insurance and rental rules vary from building to building, and they change what a unit really costs you. We get those numbers in writing before you make an offer.

Why buy with Your DR Broker

Questions buyers ask

It can be, if the building allows rentals and the numbers hold up after costs. Beachfront units usually rent at a premium and stay booked longer than units a few streets back. Ownership also costs more on the sand: higher condo fees, higher insurance, and faster wear from salt air and sun. Some buildings also restrict short-term rentals. We check rental rules, condo fees and insurance costs in writing, and compare against real sales, before you make an offer. That way you know whether the premium pays for itself.

Beachfront means the property sits directly on the beach, with nothing between you and the sand. Ocean view means you can see the water, but there may be a road, other buildings or a short walk in between. Ocean-view units typically cost less and can be a smart value play. There’s no regulated definition, and listings use both terms loosely, so we confirm where each building actually sits relative to the shoreline. Note that beaches in the Dominican Republic are public, so even beachfront owners share the sand.

Close. Puerto Plata’s Gregorio Luperón International Airport (POP) is about 10 minutes from Sosúa, about 20 minutes from Puerto Plata and Playa Dorada, and about 25 minutes from Cabarete. Several North American cities have direct flights, which makes weekend trips and rental guest arrivals easy. Santiago’s Cibao International Airport (STI) is a second option, with a longer drive.
