Cabarete, Dominican Republic: Lifestyle and Real Estate Guide
Cabarete is a beach town on the Dominican Republic’s North Coast, built around a wide bay, steady trade winds and one of the Caribbean’s best-known kitesurfing scenes. About 25 minutes from Puerto Plata’s international airport and 10 to 15 minutes east of Sosúa, it pairs an active, outdoor lifestyle with many of the region’s newest condo projects.
Life in Cabarete
Cabarete runs along a reef-protected bay several kilometres long. Afternoon trade winds blow most of the year, which is why kitesurfers and windsurfers come from around the world. Many schools on Kite Beach teach beginners, and international competitions are held here each year.
The town’s beaches each have their own role:
- Cabarete Beach, the main town beach, lined with restaurants, bars and cafes on the sand
- Kite Beach, west of town, the main launch spot for kitesurfing
- Playa Encuentro, a few kilometres west, the North Coast’s best-known surf beach, with breaks for beginners and experienced surfers
Away from the water, El Choco National Park, just inland, has limestone caves with swimmable underground pools and trails through the hills. The 27 Waterfalls of Damajagua are under an hour’s drive.
Dining, events and daily life
Cabarete’s beachfront is its centre. Restaurants serve everything from fresh seafood to international cuisine with tables on the sand, and the strip comes alive at sunset. A weekly night market, live music, the Cabarete Carnival and the Dominican Republic Jazz Festival fill the calendar.
The town also suits people who work online. Fiber internet is common along the main strip and in newer buildings, and Cabarete has the North Coast’s widest choice of coworking spaces and laptop-friendly cafes.
Real estate in Cabarete
Cabarete has a large share of the North Coast’s new construction and beachfront inventory:
- Beachfront condos along Cabarete Bay, from Kite Beach to Playa Encuentro, often with pools, security and rental management
- Pre-construction projects with staged payment schedules, a popular way to buy on the North Coast
- Villas in nearby gated communities such as Sea Horse Ranch and Perla Marina, between Cabarete and Sosúa
- Development lots, including sites close to the beach
Beachfront and new-build condos in Cabarete often attract rental demand, but every building sets its own rental rules. Some allow nightly rentals and others restrict them, so confirm the rules in writing before you buy. Beachfront buildings also carry higher condo fees and insurance costs, so look at the full carrying cost.
When buying pre-construction, check the developer’s track record, permits, deposit schedule and completed projects. Some projects hold CONFOTUR approval, which can reduce transfer and property taxes; confirm it for the specific project.
Everyday living
Cabarete has supermarkets, pharmacies and banks in town, with larger shopping in Sosúa and Puerto Plata. Cabarete Medical Center, a private clinic with emergency care, is about 15 minutes west on the Sosúa–Cabarete road, and the region’s larger private hospitals are in Puerto Plata.
The International School of Sosúa and ISLA Academy, which sits at Playa Laguna next to Sea Horse Ranch, offer US-curriculum education nearby. Power outages still happen on the North Coast, so check what backup power a property has.
When to visit
Wind is strongest in the summer months and again from about December to April. Surf is biggest at Playa Encuentro in winter. September and October bring lighter wind and hurricane season, and the high travel season runs from December to April.
