Sosúa, Dominican Republic: Lifestyle and Real Estate Guide

Sosúa is a beach town on the Dominican Republic's North Coast, set around one of the calmest swimming bays on the Atlantic side of the island.

About 10 minutes from Puerto Plata’s international airport, it has the widest choice of homes and everyday services on the North Coast, which makes it a natural starting point for buyers.

Life on Sosúa Bay

Sosúa Bay is a sheltered, horseshoe-shaped bay about a kilometre wide, protected by headlands and a coral reef. The water is calm and clear most of the year, and the reef is close enough to snorkel from shore. Dive operators run trips to sites such as the Airport Wall, Coral Gardens and the Zingara wreck.

Playa Sosúa, the main beach, was rebuilt in a public project completed in April 2026, with a new promenade and vendor area. Playa Alicia, a quieter stretch of sand, sits a short walk away.

Sosúa's Neighbourhoods

El Batey is the original settlement and the walkable centre of town, on the east side of the bay. Most restaurants, cafes, dive shops and condo buildings are here, along Pedro Clisante street and the streets around it.

Los Charamicos sits at the west end of the beach, a lively Dominican neighbourhood with local restaurants and hillside lots overlooking the bay.

La Mulata is a residential area around the International School of Sosúa, with a mix of homes and building lots.

Sosúa Abajo runs inland toward the airport and is more rural.

East of town, toward Cabarete, are gated communities and beach pockets including Sosúa Ocean Village, Casa Linda, Sea Horse Ranch, Playa Laguna and Playa Chiquita.

A town with a story

Sosúa was a banana plantation until the early 20th century. Between 1940 and 1945, several hundred Jewish refugees fleeing Europe settled here under an agreement with the Dominican government, founding a dairy cooperative and building much of the early town. The restored wooden synagogue and the Jewish Museum in El Batey tell that story.

Real estate in Sosúa

Sosúa offers the North Coast’s broadest range of property:

  • Condos and apartments in and near El Batey, a short walk to the beach
  • Villas in hillside and gated communities, many with private pools and ocean or mountain views
  • Beachfront condos and homes at Playa Laguna and Playa Chiquita, typically priced above the rest of town
  • Building lots in La Mulata, Los Charamicos and the hills behind town
  • Small hotels and businesses, which change hands regularly

Prices vary widely with beach distance, views and amenities. Gated villa communities carry HOA fees for security, common areas and maintenance, so compare the full monthly cost, not just the price. Some tourism projects hold CONFOTUR approval, which can reduce property taxes; verify it project by project.

Rental rules also vary by building. Some condo communities allow short-term rentals and others restrict them, so check before you buy if rental income is part of your plan.

Everyday living

Sosúa covers daily needs without a drive to the city. Supermarkets, banks and pharmacies are in town, and Cabarete Medical Center, a private clinic with 24-hour emergency care, is on the Sosúa–Cabarete road. Larger private hospitals are in Puerto Plata, about 30 minutes west.

The International School of Sosúa teaches a US curriculum from early childhood through grade 12, and other bilingual schools operate nearby. Fiber internet from Claro and Altice covers much of town; confirm it for each address. Power outages still happen, so many properties have an inverter or generator.

Getting around

  • Puerto Plata airport (POP): about 10 to 15 minutes
  • Cabarete: about 10 to 15 minutes east
  • Puerto Plata city: about 30 minutes west
  • Santiago: about 1 hour

Guaguas (shared minibuses) and motoconchos run along the coastal highway, but most residents keep a
car or scooter.
